Strategic and Target Marketing

Furthermore, detailing the quality of leasehold improvements, benefits of purchasing assets, and moving into an existing site, which was built according to city approvals and necessary permits for a proper childcare/school/church facility.

Commercial Financing

  • Daycare LeaseTo convert a commercial space into a daycare, the approximate cost is around $100/sf, in order to meet the building code for a daycare and required playgrounds, etc. For a daycare of 2,000 sf, the cost is around $200,000; for a daycare of 4,000 sf, the cost is around $400,000. Also, banks do not finance a new daycare, and thus business owners will have to pay cash for it. It is usually cheaper to buy an existing daycare than to lease a space and build a new one.

  • Daycare Business/Property: Approximately 70% of cash is required for purchasing a daycare business without property if the buyer is qualified for a business loan. 35% down payment is required for purchasing a daycare with property. Banks usually do not finance for daycare that is $200,000 or less. Buyers will pay cash or get their financing.

  • Church Lease: To lease a church, the best option is to sublease from other churches. It is cheaper and already has the permit and enough parking for church uses. To lease a commercial space for church uses, it is required to be in the right zoning with enough onsite parking and city approval, and the cost is much higher as well.

  • Church Purchase: For Churches, 35% to 50% down payment is required, as well as two years of church financial reports that can support the commercial mortgage.
